Policies & Guest Information
To ensure a safe, comfortable, and enjoyable stay for all guests, please review the following policies prior to your arrival at The Rosebriar Inn on Kettle Creek.
Check-In & Check-Out
Check-in begins at 4:00 PM
Check-out is at 11:00 AM
Early check-in or late check-out may be available upon request and are subject to availability.
A valid government-issued photo ID is required at check-in.
Guests must be 18 years of age or older to reserve and occupy a room.
The Rosebriar Inn reserves the right to refuse service or accommodations to anyone not in compliance with our policies or whose behavior may disturb other guests.
Quiet Hours
To ensure a peaceful experience for all guests, quiet hours are observed daily from:
10:00 PM – 6:00 AM
We kindly ask guests to keep noise levels respectful during these hours, both indoors and outdoors.
Parking
Complimentary on-site parking is available for registered guests. Parking is at your own risk. The Rosebriar Inn is not responsible for loss or damage to vehicles or personal property.
Pool Policy
Our seasonal outdoor pool is available to registered guests during posted hours.
Pool hours: 10:00 AM – 8:00 PM
Swim at your own risk.
Children under the age of 14 must be accompanied by an adult at all times.
No glass containers are permitted in the pool area.
No lifeguard is on duty.
Management reserves the right to close the pool due to weather, maintenance, or safety concerns.
Smoking Policy
The Rosebriar Inn is a 100% non-smoking property.
Smoking of any kind — including cigarettes, cigars, vaping devices, or other substances — is not permitted inside guest rooms, hallways, or common areas.
Designated outdoor smoking areas are provided.
If evidence of smoking is found inside a guest room, a $100 cleaning fee will be charged to the card on file.
Pet Policy
At this time, The Rosebriar Inn does not allow pets.
Service animals are permitted in accordance with federal and state law. Guests traveling with service animals may be asked the legally permitted questions to confirm service status.
Cancellation Policy
Reservations must be canceled at least 5 days prior to the scheduled check-in date to receive a refund. Refunds do not include processing fees.
Cancellations made within 5 days of arrival are non-refundable.
Early departures or shortened stays are considered cancellations and are non-refundable.
Exceptions may be considered only in cases of documented emergencies at management’s discretion.
Damage & Incidentals Policy
Guests are responsible for any damage caused to rooms, furnishings, linens, or property during their stay.
A valid credit card must be kept on file for incidental charges. The Rosebriar Inn reserves the right to charge the card on file for:
Damage to property
Excessive cleaning
Missing items
Smoking violations
Unpaid balances
Charges will be assessed based on the cost of repair, replacement, or additional cleaning required.
Credit Card Authorization
A valid credit card is required at the time of booking and must be presented at check-in.
The cardholder must be present at check-in unless prior authorization arrangements have been made with management.
The Rosebriar Inn reserves the right to pre-authorize credit cards prior to arrival.
Weather & Power Outage Policy
The Rosebriar Inn on Kettle Creek is located in a rural area of the PA Wilds where severe weather and occasional power outages may occur.
While we make every reasonable effort to maintain utilities and guest comfort, The Rosebriar Inn is not responsible for service interruptions due to weather, utility failures, road closures, natural events, or other circumstances beyond our control.
Refunds or discounts will not be issued for power outages, weather-related disruptions, or utility interruptions outside of management’s control.
We appreciate our guests’ understanding, as these occurrences are part of the unique beauty and rural nature of our location.
Winter Travel Advisory
The Rosebriar Inn is located in a rural mountain region where winter weather conditions may affect travel.
Guests traveling during winter months are responsible for monitoring weather forecasts and road conditions prior to arrival. Snow, ice, and reduced visibility may impact driving conditions in the area.
We strongly recommend:
Traveling with appropriate winter tires or four-wheel drive when conditions warrant
Allowing additional travel time
Checking PennDOT road updates during inclement weather
Cancellations due to winter weather remain subject to our standard cancellation policy unless otherwise determined by management.
Generator & Utility Disclosure
Due to our rural location, power outages may occasionally occur during severe weather or utility disruptions.
At this time, The Rosebriar Inn does not operate on a full-property backup generator. While we make every effort to restore services as quickly as possible, temporary interruptions to electricity, internet, heating, cooling, or water systems may occur during an outage.
By confirming a reservation, guests acknowledge and accept the possibility of utility interruptions due to circumstances beyond management’s control.
Force Majeure
The Rosebriar Inn shall not be held liable for failure to perform any obligation related to reservations, accommodations, or services if such failure is caused by events beyond our reasonable control.
These events may include, but are not limited to:
Severe weather
Natural disasters
Acts of God
Power outages
Utility disruptions
Government actions
Road closures
Public emergencies
Labor shortages
Any unforeseen circumstance beyond the control of management
In the event of such occurrences, The Rosebriar Inn reserves the right to modify, reschedule, or cancel reservations as necessary.
Guest Conduct
We strive to provide a peaceful and welcoming environment for all guests.
The Rosebriar Inn reserves the right to remove any guest without refund for:
Disruptive or unsafe behavior
Violation of policies
Illegal activity
Threatening or inappropriate conduct
